Equityone European Core+ Property Fund
Equityone’s European Core+ Property Fund being designed to invest in commercial properties throughout Europe with a focus on the office, retail, logistics and light industrial sectors within the major capital cities throughout Europe.
The overall objective of the fund is to provide institutional investors and private investors the opportunity to invest in a well diversified property portfolio with above average returns within the European region. The Fund’s benchmark is a return on equity of between 10 and 13% p.a. The Fund’s target gearing ratio is between 50 and 60% of the targeted GAV of € 300 million and equity commitments of € 130 million.
Equityone European Fund of Property Funds
Equityone’s European Fund of Property Funds is being designed to provide a diversified exposure to public property funds and private real estate investing throughout the European and Scandinavian region.
Potential investments will be selected on the basis that they represent good value on a relative pricing basis and provide an attractive risk-adjusted return. Listed property securities will be used to tactically re-weight the portfolio and provide a liquidity base to the Fund. The Fund’s benchmark target is an internal rate of return (leveraged) of 10% which is to include targeted cash on cash yield of 4.5%. The Fund is targeting a GAV of at least € 500 million.
Equityone European Property Options Fund
Equityone’s European Property Options Fund is being designed to invest in new high profile commercial and residential development projects within the major capital cities in the European and Scandinavian region.
The overall objective of the Fund is to provide institutional and sophisticated investors an opportunity to invest in a secured return, high yield specialist property options Fund. The Benchmark for the Fund is a return on equity of between 10 and 14% p.a. net of set up costs and operational expenses but before performance fees. The Fund’s strategy is to provide developers with alternate construction financing mechanisms through ‘no premium’ options. The Fund is targeting equity commitments of at least €100 million.
