Australia Property Fund
Equityone’s Australia Property Fund is being designed to invest in commercial properties in Australia with a focus on the office sector within the major economic centers and decentralized areas where further development of infrastructure with rail and road links will encourage growth.

The overall objective of the fund is to provide institutional and private investors the opportunity to invest in a well diversified property portfolio within Australia.  The benchmark for the Fund is to out perform the Australian IPD Office Index though strategic investment in a combination of core office properties with tactical deviation to value-add to existing properties through limited re-development. The Fund’s investment in core properties will be limited to properties with occupancy levels above 85%. The Fund’s gearing ratio is to be limited to an average 65% of the Fund’s target GAV of A$ 450 million with equity commitments of A$ 150 million.

Australian Property Options Fund
Equityone’s Australian Property Options Fund is designed to invest in new, high profile commercial and residential development projects within the major cities in Australia.

The overall objective of the Fund is to provide institutional and sophisticated investors an opportunity to invest in a secured return, high yield specialist property options Fund. The Benchmark for the Fund is to outperform the Australian IPD All Property Index.  The Fund’s strategy is to provide developers with alternate construction financing mechanisms through ‘no premium’ options. The Fund’s target is to remain un-geared at the Fund level with equity commitments targeted at A$ 100 million with an anticipated GAV of A$ 750 million.
